Noticed Houses Sitting on the Market Longer? You’re Not Imagining It.

It’s probably the question we’re hearing most often right now.

A few years ago, it felt like every home that hit the market sold in a weekend. Multiple offers were common, and sellers had tremendous leverage.

Today, the market looks a little different.

The good news? Homes are still selling throughout Fort Atkinson, Jefferson, Whitewater, Madison, Sun Prairie, Stoughton, Milton, Janesville, Edgerton, and communities across Dane, Jefferson, Rock, and Walworth Counties.

The difference is that buyers have become more selective, and sellers need a strategy.

Buyers Are Taking Their Time

Today’s buyers are comparing homes, evaluating monthly payments, and waiting for the right fit. They are still out there. They are simply making more thoughtful decisions.

Pricing Matters More Than Ever

One of the biggest reasons homes sit on the market is pricing.

Buyers do not care what a home may have sold for a few years ago. They care about today’s value. Homes that are priced correctly from the start often attract more interest and better results.

Buyers Notice the Details

Your home does not need a complete remodel, but presentation matters.

Simple things like decluttering, fresh paint, landscaping, and addressing deferred maintenance can make a big difference in how buyers perceive your home.

Marketing Still Matters

Putting a home in the MLS is not enough anymore.

Buyers are finding homes through social media, websites, video tours, and online searches long before they schedule a showing. Exposure matters.

What We’re Telling Sellers Right Now

The market is not bad. It is simply more balanced.

Well priced homes that show well and are marketed properly are still selling every day throughout South Central Wisconsin. The homes that struggle are often missing the mark on pricing, presentation, or strategy.

If you are thinking about selling, do not focus on what your neighbor’s home sold for in 2022. Focus on what buyers are looking for today.

That is the conversation we are having with sellers every day, and it is helping many of them avoid unnecessary frustration and price reductions.

At Devout Real Estate Group, we are here to help you understand the market, make informed decisions, and create a plan that works for your goals.

May in South Central Wisconsin: The Perfect Time to Explore What “Home” Really Means

As May rolls in across Wisconsin, there’s something special in the air. The trees are blooming, patios are filling up, farmers markets are opening for the season, and our local communities are coming alive with parades, festivals, garage sales, outdoor concerts, baseball games, and neighborhood gatherings.

And while summer often feels like the season of vacations and weekend plans… it’s also one o

f the very best times to start exploring where you may want to call home.

Get Out and Explore

One of the best ways to truly get to know a community isn’t by scrolling listings online… it’s by experiencing it.

Take a Saturday morning and visit a local farmers market. Grab a coffee downtown. Walk through a neighborhood garage sale. Attend a small-town parade. Check out the local parks, trails, schools, churches, restaurants, and community events.

Drive through areas you’ve always been curious about.

Maybe it’s Fort Atkinson.
Maybe Whitewater.
Maybe Cambridge, Stoughton, Sun Prairie, or somewhere you’ve never seriously considered before.

Summer has a way of helping you see communities differently.

Sometimes the Right Community Finds You

We’ve seen it happen time and time again…

A family visits an open house in one town but falls in love with another.

A buyer starts searching in one school district, only to discover a neighborhood, downtown, or sense of community they never expected somewhere else.

A simple Saturday drive turns into “I could actually see us here.”

That’s the beauty of exploring.

Garage Sales Can Tell You More Than You Think

This might sound funny… but garage sale season can actually tell you a lot about a neighborhood.

You’ll see who’s outside talking with neighbors. Kids riding bikes. Families walking dogs. Front porches full of conversation. Community signs posted on bulletin boards.

You get a feel for the pace. The people. The pride of ownership.

And sometimes… that matters just as much as square footage.

It’s Never Too Early to Have a Real Estate Conversation

One of the biggest misconceptions we hear is:

“We’re not ready yet.”

The truth?

You don’t need to be ready to buy next week to start the conversation today.

Whether you’re thinking six months out… a year out… or simply curious what your options look like… there’s tremendous value in understanding:

  • What different communities have to offer

  • What your current home may be worth

  • What school districts, taxes, or lifestyle options fit your goals

  • What today’s market looks like in different areas

  • How to create a plan before the “perfect” time arrives

Real estate isn’t just about finding a house.

It’s about finding the place that feels like home.

At Devout Real Estate Group, we believe some of the best conversations happen long before someone is ready to make a move.

So this summer…

Explore.
Take the scenic route.
Visit the farmers market.
Stop at the garage sale.
Walk the neighborhood.
Attend the parade.
Try the local coffee shop.

And if questions start popping up…

Let’s have the conversation.

Because it’s never too early to start exploring what’s possible.

What Happens After Your Offer Gets Accepted? A Real Buyer’s Journey

Our offer got accepted… now what?

We hear this all the time. That mix of excitement and uncertainty when your offer gets accepted is unforgettable. It is a huge milestone, but it also brings a lot of questions. What happens next? What should you expect? What could go wrong?

If you are navigating the home buying process, our goal is to make sure you feel confident, not overwhelmed. Here is what really happens after your offer is accepted.

Step 1: You are officially under contract

Once your offer is accepted, the home is considered under contract. This means your earnest money is submitted, timelines begin for inspection, financing, and closing, and the transaction officially moves forward.

This is the point where everything starts to feel real. It is also where structure and communication matter most. We step in to guide the process, keep everything organized, and make sure nothing falls through the cracks.

Step 2: The home inspection

At this stage, you will most likely have a home inspection.

This is one of the most important parts of the home buying process, and it is often where emotions can start to rise. The inspector will go through the home and identify items that may need attention, from small maintenance issues to larger concerns.

It is completely normal to see a list of findings. No home is perfect.

Our role during this step is to walk through the report with you and help you understand what is typical, what may need to be addressed, and what is worth negotiating. We guide you through your options, whether that means requesting repairs, negotiating a credit, or simply moving forward with confidence.

This step is not about finding reasons to walk away. It is about making sure you are informed and protected as you move forward.

Step 3: Appraisal and financing

Next comes a critical part of the real estate closing process: your financing.

Your lender will order an appraisal to confirm the home’s value and finalize your loan approval. This step often feels quieter, but there is a lot happening behind the scenes.

If something unexpected comes up, such as a low appraisal, we work through solutions with you. That may include renegotiating terms, coordinating with your lender, or adjusting the structure of the deal.

Our goal is to keep everything moving forward while protecting your best interests.

Step 4: Preparing for closing

As closing approaches, everything begins to come together.

You will review your closing disclosure, prepare your funds, and confirm final details with the title company and lender. There are a lot of moving pieces during this phase, and timing is important.

Behind the scenes, we are coordinating every step, tracking deadlines, and communicating with all parties involved so you feel prepared and supported the entire way through.

Step 5: Final walkthrough

Before closing, we complete a final walkthrough together.

This is your opportunity to see the home one last time before it officially becomes yours. We make sure the property is in the agreed condition, any negotiated repairs have been completed, and everything is as expected.

This is usually when the experience starts to shift back to excitement.

Step 6: Closing day

This is the moment everything comes together.

You will sign the final documents, ownership officially transfers, and you receive the keys to your home.

It is one of the most meaningful parts of the process. Being part of that moment with our clients is something we never take for granted.

Step 7: After closing

Our relationship does not end at closing.

After you move in, we continue to support you with utility guidance, local recommendations, homeownership questions, and future real estate planning.

At Devout Real Estate Group, we believe this process is about more than a transaction. It is about building lasting relationships and being a resource long after the sale.

Final thoughts

If you are searching what happens after an offer is accepted, how the home buying process works, or what closing looks like in Wisconsin, know this.

You do not have to figure it out alone.

Our goal is to make sure you feel informed, supported, and confident every step of the way.

Thinking about buying a home

Let’s talk about your goals and create a plan that works for you.

Navigating the Early Spring Market with Confidence

February Market Update: Spring Is Starting Early

It might still be February, but the spring real estate market in South Central Wisconsin is already waking up. Showing activity has picked up, buyers are getting serious, and homes that are well prepared are starting to move. That early momentum creates opportunity, but it also means having the right strategy matters more than ever.

For buyers, this is a great time to take advantage of a market that is active but not yet at peak competition. You can still write a strong offer without feeling like you are fighting ten other buyers. A strong offer is not always about offering the highest price. It is about structure, preparation, and understanding what the seller values. Clean terms, realistic timelines, and respectful negotiation often carry just as much weight as price.

Negotiation is part of every transaction. Our job is always to advocate for you and work toward the best possible deal. At the same time, it is important to trust professional guidance. We do this every day. We understand how offers are perceived on the other side and how to position yours so it has the best chance of success. Extremely low offers can sometimes trigger emotional reactions that make a transaction harder than it needs to be. A thoughtful, strategic approach keeps the conversation productive and focused on solutions.

For sellers, receiving an offer, even one that feels disappointing at first glance, is still an opportunity. The ball is in your court. It is rarely recommended to reject an offer outright without considering a counter. A counteroffer keeps the dialogue open and gives both sides room to move toward common ground. Many successful transactions start with numbers that change through respectful negotiation.

The early spring market rewards preparation and clear communication. Whether you are buying or selling, having a plan and working with a professional who understands the local market can make the process smoother and less stressful.

If you are thinking about making a move this year, now is a great time to start the conversation. Early planning gives you more options and helps you step into the busy season feeling confident and prepared.

A New Year, A New Conversation: Let’s Talk About Your Real Estate Journey

A new year always brings a sense of possibility. Fresh goals. New rhythms. A quiet opportunity to pause and ask, What’s next?

When it comes to real estate, January isn’t about rushing into big decisions. It’s about starting the right conversation. Whether you’re thinking about buying, selling, staying put, or simply getting clarity, the beginning of the year is the perfect time to step back and create a thoughtful plan.

At Devout Real Estate, we believe the best real estate journeys don’t start with pressure. They start with intention.

Why the conversation matters

You don’t need to have all the answers right now. You don’t need to be “ready.”
What does matter is understanding your options.

That conversation might look like:

Wondering if this is the year to make a move or not
Talking through timing, finances, or changing family needs
Exploring what’s possible without committing to anything yet
Creating a plan that fits your life, not the market noise

Real estate decisions are deeply personal, and the right plan looks different for everyone.

Planning without pressure

The new year gives us space to plan thoughtfully. Sometimes that plan is six months away. Sometimes it’s a year or two out. Sometimes the plan is simply gathering information and waiting.

And that’s okay.

Our role is to help you understand the landscape, walk through scenarios, and prepare so when the moment feels right, you’re confident, informed, and ready.

A personal note from our team

This season of intention and growth isn’t just something we talk about. It’s something we’re living.

On a personal level, Amy Runhaar has stepped out of her role as Director of Operations and into a new chapter as a licensed real estate agent. After years of being the steady, behind the scenes force at Devout, Amy is now able to focus more fully on working directly with clients and walking alongside them in their real estate journeys.

Her thoughtful approach, attention to detail, and calm guidance reflect exactly how we believe real estate should be done, and we’re so excited for clients to experience that firsthand.

Let’s start where you are

Whether your real estate journey begins this year or down the road, the first step is always the same: a conversation.

No timelines.
No expectations.
Just clarity, guidance, and a plan built around you.

If you’ve been thinking about what this year could hold, we’d love to talk. Let’s explore the possibilities together and create a path that feels intentional, steady, and right for your next chapter.

Here’s to a new year and the conversations that shape what comes next.

Finishing the Year Strong and Preparing for What’s Next

Finishing the Year Strong and Preparing for What’s Next

As the year comes to a close, it’s natural to pause, reflect, and take stock of where you are and where you’d like to go next. For many, this season brings a mix of gratitude, questions, and quiet goal setting. When it comes to home and real estate, those thoughts often start earlier than people realize.

Finishing the year well isn’t about having everything figured out. It’s about taking time to reflect, gather information, and prepare yourself for the year ahead with clarity and confidence.

Preparing for the Year Ahead

As we look toward the next year, it’s a great time to think about goals, big or small. Maybe you’re considering a move. Maybe you’re wondering what your home is worth. Maybe you’re simply thinking about how your current space supports the life you’re living now.

Preparing doesn’t mean committing. It means learning your options, understanding the landscape, and giving yourself time to make thoughtful decisions. Education is empowering, and the more informed you are, the more confident you’ll feel when the time is right.

Educating Yourself on Your Options

Real estate is rarely one size fits all. Every situation is different, and there are often more options than people realize. Whether it’s timing, financing, equity, or long term planning, understanding what’s possible allows you to move forward without pressure or regret.

That’s why we believe education matters. Asking questions early, having honest conversations, and exploring possibilities can make all the difference, even if your plans are still a year or two away.

A Place to Ask Questions

At Devout Real Estate Group, our goal has always been to be more than just a place you go when you’re ready to buy or sell. We want to be a place you can come to talk, ask questions, and think things through.

Sometimes that means chatting about the market. Sometimes it’s about future goals. Sometimes it’s simply helping you gain clarity. There’s no pressure, no timeline required, just thoughtful guidance when you need it.

Looking Ahead to 2026

We’re genuinely excited about what 2026 holds for Devout, for the market, and for you. Every new year brings opportunity, growth, and fresh chapters, and we’re grateful to walk alongside our clients and community through it all.

As you finish this year and look ahead, know that you don’t have to do it alone. Whether you’re planning, dreaming, or just curious, we’re always here to help.

Because home is more than a transaction. It’s a chapter worth navigating well.

Fannie Mae Removes Minimum Credit Score: What It Means for Homebuyers

Big News: Fannie Mae Just Made It Easier to Qualify for a Home Loan

If you have been dreaming about buying a home but worried your credit score is not good enough, this is the update you have been waiting for. Fannie Mae, one of the biggest names in home loans, just changed the rules to make homeownership more accessible for more people.

What Changed

Until now, most conventional loans required at least a 620 credit score to even get a look from a lender. But starting this month, Fannie Mae has removed that hard minimum. That means even if your credit score is below 620 or you do not have much credit history yet, you could still qualify for a conventional mortgage.

What Lenders Look at Now

Instead of focusing only on your credit score, lenders will take a bigger picture look at your finances, including your income and job stability, payment history such as rent or utility payments, savings or assets, and your overall debt situation. This is great news for buyers who pay their bills on time but do not have a long credit history such as young adults, recent graduates, or anyone rebuilding their credit.

Why This Matters

This change could help thousands of buyers finally step into homeownership. If you were told to come back when your credit score is higher, you might already be closer to qualifying than you think.

Real Talk

You do not need perfect credit. You do need a clear, consistent financial picture. You might qualify for more than you realize.

Let’s See If You Qualify

At Devout Real Estate Group, we are helping buyers take advantage of these new Fannie Mae guidelines right now. If you have been sitting on the sidelines because of your credit, let’s talk. We will connect you with a trusted local lender who understands the new rules and help you build a plan to buy your first or next home.

Call or text us today at 920-397-7244 or email team@devoutrealestate.com to schedule your free conversation. Let’s find out if this new rule makes your dream home possible because it just might.

Why NOW is the Perfect Time to Buy or Sell- AND How We Can Help

The real estate market is always evolving, but if you’ve been waiting for the right time to buy or sell, that moment is NOW! Whether you’re a first-time homebuyer, upgrading to your dream home, or thinking about selling, the current market conditions are working in your favor.

Why Buyers Should Act Now

More Choices, Less Competition – With more listings coming on the market and some buyers holding back, you have a better chance of finding the right home without getting caught in a bidding war.
Secure Your Investment Before Prices Rise – Home values continue to appreciate over time. Buying now means locking in future equity gains and starting to build long-term wealth.
Personalized Negotiation Power – In today’s market, sellers are more open to negotiations, meaning you might be able to secure a better deal or get seller concessions (like closing costs or interest rate buy-downs).

Why Sellers Should List Now

Strong Buyer Demand – Motivated buyers are still in the market, and homes that are priced and presented well are selling fast.
Maximize Your Equity – If you've been in your home for a few years, your equity has likely grown significantly. Selling now can allow you to cash in and move toward your next goal.
Beat the Spring Rush – Spring tends to bring an influx of new listings, which means more competition for sellers. Listing before the market floods gives you an edge.

Thinking About Buying or Selling? Let’s Talk!

At Devout Real Estate, we know that timing is everything. That’s why we’re offering a complimentary consultation to help you make the best decision for your situation. Unlocking the Door to Homeownership

Utilizing Local Grants as a First-Time Homebuyer

Becoming a homeowner for the first time is a monumental milestone, but for many, it may feel like an unattainable dream due to financial constraints. Fortunately, local grants specifically designed for first-time homebuyers can help bridge the gap. These programs often go unnoticed, yet they can be the key to turning your homeownership dreams into reality.

What Are Local Grants for First-Time Homebuyers?

Local grants for first-time homebuyers are financial assistance programs offered by state, county, or municipal governments. These grants typically aim to help individuals and families with down payments, closing costs, or even essential home repairs after the purchase. Unlike loans, grants often do not require repayment, making them a valuable resource for those entering the housing market for the first time.

Benefits of Utilizing Local Grants

  • Reduced Financial Burden: Grants can significantly lower upfront costs, making homeownership more accessible.

  • Improved Buying Power: Assistance with down payments and closing costs allows buyers to focus their resources on finding the right home.

  • Enhanced Community Development: Many grant programs are designed to revitalize neighborhoods, creating opportunities for buyers to invest in thriving communities.

Types of Grants Available

  1. Down Payment Assistance Grants: These help cover a percentage of your down payment.

  2. Closing Cost Grants: Assistance with fees associated with closing the purchase.

  3. Renovation and Repair Grants: Funds to make your new home move-in ready or address critical repairs.

  4. Matched Savings Programs: Local organizations may match your savings to contribute toward your home purchase.

Where to Find Local Grants

1. Government Agencies

  • State Housing Authorities: Many states offer first-time homebuyer grants through their housing agencies.

  • Local Municipalities: Check with your city or county housing departments for community-specific programs.

2. Nonprofits and Community Organizations

  • Organizations like Habitat for Humanity or local housing nonprofits often partner with governments to provide financial assistance.

3. Local Banks and Credit Unions

  • Many financial institutions have community-focused grant programs or partner with state and local organizations to offer assistance.

4. Online Resources

  • Websites like HUD.gov and NCSHA.org provide directories of state and local grant programs.

Tips for Applying for Local Grants

  1. Do Your Research: Each grant has specific eligibility requirements, such as income limits, property location, or first-time buyer status. Ensure you meet the criteria before applying.

  2. Get Pre-Approved for a Mortgage: Many grant programs require proof of pre-approval.

  3. Attend a Homebuyer Education Class: Some grants mandate completing a class to prepare buyers for the responsibilities of homeownership.

  4. Apply Early: Grant funds are often limited and distributed on a first-come, first-served basis.

  5. Partner with a Knowledgeable Real Estate Agent: An experienced agent can help navigate available programs and ensure you meet deadlines.

Success Story: A First-Time Buyer’s Experience

Take Marsha, for example. As a single mother with a modest income, she thought buying a home was out of reach. After attending a local homebuyer seminar, she learned about her county’s down payment assistance program. With a $10,000 grant, Marsha was able to purchase a safe and welcoming home for her family without depleting her savings. Today, Maria is a proud homeowner and an advocate for spreading the word about local grants.

Take the Next Step Toward Homeownership

Homeownership is not just a dream—it’s an attainable goal when you have the right resources. Local grants for first-time homebuyers can provide the financial boost you need to take that first step. Start by researching opportunities in your area and connect with professionals who can guide you through the process. You may be closer to owning your first home than you think!

Join Us for a First-Time Home Buyers Info Meeting

We’re hosting a First-Time Home Buyers Info Meeting on February 19th at 5:30 PM at our office. This is a great opportunity to learn more about local grants, ask questions, and connect with professionals who can help guide you through the process.
